Gatwick Airport Expansion

The expansion of Gatwick Airport is a nationally significant airport project promoted by Gatwick Airport Limited.

The airport expansion project introduces a permanent second runway at Gatwick Airport, along with improvements to terminal buildings and taxiways. The scheme has been designed to enable Gatwick to accommodate up to 80 million passengers per year.

This is a significant scheme affecting many homeowners, landowners and businesses.

In June 2026 it was indicated that airplanes could be taking off from the new runway before 2030.

Gatwick airport have secured a development consent order, but have confirmed that no residential properties will be acquired compulsorily. However, affected residents may be entitled to claim compensation under Part 1 of the Land Compensation Act 1973 for losses or adverse impacts arising from the use of the airport expansion scheme; residents may be able to make a claim under a “Noise Insultation Scheme” but in due course may qualify for Gatwick’s “Home Relocation Assistance Scheme”.

Scheme Stages

The scheme has the following stages – (the current stage is implementation).

Consultation
  • 2019 – formal announcement regarding second runway
  • 2021 – public (statutory) consultation
  • 2022 – non-statutory consultation
Pre-Application and Acceptance
  • June 2022 – formal notification that Gatwick intend to apply for a Development Consent Order (DCO)
  • July 2023 – formal DCO application made
  • August 2023 – DCO application accepted
Examination / Inquiry
  • 27 February 2024 – DCO examination opens
  • 27 August 2024 – DCO examination closes
Recommendation and Decision
  • 27 February 2025 – Secretary of State “minded to approve” letter
  • 21 September 2025 – Secretary of State decision letter
  • 21 September 2025 – the “Gatwick Airport (Northern Runway Project) Development Consent Order 2025” made (‘the DCO’)
  • 26 January 2026 – correct order modifying the DCO (primarily amending definitions but addressing drafting and typographical errors)
  • 23 June 2026 – legal challenge dismissed. DCO effective
Implementation

23  June 2026 – confirmation that further information regarding the scheme will be announced “in due course”.

Compensation (various stages)

On this scheme there are limited compulsory purchase powers given to Gatwick under the DCO. However, qualifying landowners may wish to note:

  • Gatwick’s Noise Insultation Scheme - Reducing aircraft noise | London Gatwick Airport
  • Gatwick’s Home Relocation Assistance Scheme – is not yet open for applications and subject to qualifying criteria. We will provide further information as/when available.
