No Sale, No Fee Promise

Holmes & Hills Solicitors provide conveyancing services with the protection of our No Sale, No Fee Promise* included as standard. This means, should your conveyancing transaction fall-through (go abortive) you will not have to pay any of the legal fee we quoted.

How common is it for property transactions to fall-through?

Property market commentators such as Rightmove** state that approximately 30% of property transactions fall-through in normal times. This is a much higher percentage than many anticipate. It is not clear what impact the Coronavirus pandemic has had on this percentage at the current time.

What happens if my transaction were to fall-through?

If you are not protected by a No Sale, No Fee Promise such as that included as standard by Holmes & Hills, you can find yourself paying your conveyancing lawyer up to 75% or more of the legal fee you are originally quoted in the event your transaction/s fall-through. You will then have to pay your conveyancing lawyer again when you find a new property to buy, or a new buyer for your property. You are essentially paying twice for your conveyancing in this situation.

When you obtain conveyancing quotations form other law firms you will find charges for completion SDLT forms, dealing with lenders and leasehold fees. With Holmes & Hills, these items are included within our legal fee as we do not believe in disguising these as disbursements.

Electronic identification

Holmes & Hills undertakes electronic identification searches which means we do not need to see you in person. In the unlikely event that our search on you fails, we may ask for additional proof of identification to be sent to us electronically.

Deal with a single property lawyer

When you get a quote from Holmes & Hills you will be told who your conveyancing lawyer would be should you choose to instruct us. You will deal with a single property lawyer who will have sole responsibility for dealing with you and your property transaction. They will be supported by their team who might assist at various stages in order to proactively progress your transaction, but your property lawyer will have sole responsibility for your transaction/s.
